Can You Sell a House Fast in Irmo, SC Without Repairs?
You can sell an Irmo house without repairing it, clearing it out, or listing it. Two things change the answer here. Which county the property sits in, because Irmo straddles the Lexington and Richland line, and whether the lot runs down to Lake Murray, because the shoreline structures stand on land the homeowner does not own.
Peak Home Buyers works out of an office on Lady Street in Columbia, about twenty minutes from Irmo, and buys with its own funds.
What Are the Three Ways to Sell an Irmo House?
Most Irmo sellers weigh the same three options, and the offers look more alike than they are. The difference is who carries the risk and what comes out of the price.
Ask all three for the net figure rather than the headline one, and ask what happens to it after an inspection. To compare cash offers against listing in Columbia, including when listing clearly wins, see our Columbia page.
What Do People Call Us About in Irmo?
Each of these has its own page with the detail.
Which County Is Your Irmo Address Actually In?
Either Lexington or Richland. The town limits fall in both counties, so an Irmo mailing address does not tell you which county a property is in, and two houses a short distance apart can answer differently while sharing a town, a ZIP code and a fire district.
It matters because the county, not the town, decides most of what happens in a sale:
- The register of deeds for that county records the deed.
- That county bills the property tax and holds the assessor who classifies it.
- A code or permit question goes to that county, unless the property is inside the town limits.
- A homeowners association must record its governing documents in that county for them to be enforceable, and its rules by 10 January each year after adoption.
We buy on both sides of that line, including houses in Lexington and on the Richland side of Irmo. If you are unsure which county your house is in, either register of deeds can tell you from the address. Establish it before anyone prepares a contract.
What Are Irmo Houses Actually Like to Sell?
Two kinds of property generate almost all the difficult sales here, and they are difficult for opposite reasons. On the Lake Murray side the problem is paperwork on structures the owner does not own the land under. Away from the water it is the seventies split level stock and what a lender makes of it.
What Happens When the Dock Is Not on Your Land?
Along the Lake Murray shoreline, Dominion Energy owns the land below the 360 foot contour, and along much of that contour is the property boundary. Docks, lifts and shoreline structures are permitted through Dominion’s shoreline management program, which exists under a federal license for the Saluda project.
The dock is a permitted structure on somebody else’s land, and its paperwork gets examined when the house sells. Find your permit documentation and ask Dominion Energy’s Lake Management department to confirm the current status and what a change of ownership requires for your structure. Get that answer from Dominion in writing rather than from a buyer or an agent, including us.
Why Do Lenders Balk at the Seventies Split Levels?
The other half of the market is the split level and tri level stock built through the seventies. The pattern is consistent: original or once replaced systems, panels and wiring of their era, and lots that slope hard enough that water has been finding the lowest point for fifty years.
None of that stops a house selling. What it does is narrow who can buy it, because a financed buyer needs the property to appraise and to satisfy a lender’s condition requirements. Sellers usually discover this six weeks in, after an inspection, when the buyer asks for a reduction or the lender declines.
This page is general information, not legal, tax or engineering advice. Peak Home Buyers does not practice law. Dock and shoreline permit status must be confirmed with Dominion Energy Lake Management for your structure, and anything turning on which county your property sits in, or on a homeowners association, should be confirmed with the relevant county office or a licensed South Carolina attorney.
Who Buys Houses for Cash in Irmo, SC?
Somebody walks the property, including the lower level and the shoreline, before a number exists. That is the whole of the difference from a pricing model, and on this stock it decides the outcome.
An unusual property gets looked at rather than declined. Take a split level with a damp basement, a lot that slopes the wrong way, or a lake lot whose permit paperwork nobody can find. Those are the cases an automated valuation either refuses, or prices and then revises. If you want the sequence, here is the steps from offer to closing.
How Does a Cash Sale Work in Irmo?
| Step | What happens | What you get |
|---|---|---|
| 1. Tell us where it is | The address, the condition, and whether it is on the lake. Say if you do not know which county you are in. Most people do not. | A quick read on whether a direct sale suits the property at all. |
| 2. Somebody walks it | The lower level included, and on a waterfront lot the shoreline behind it. Then a written figure with the reasoning behind it. | A number you can hold against an agent’s opinion and an iBuyer quote. |
| 3. You decide | Accept and a licensed South Carolina attorney handles the title work and the closing. Decline and the file closes. | No pressure and no follow up if the answer is no. |
Nobody can give you a closing date before the title search is back and any payoff figure has arrived. On a waterfront lot the permit position can add a step. Treat any buyer who quotes you a number of days up front with suspicion.
We are a family run company working out of Columbia, not a brokerage, so there is no listing and no commission. If the house is in good order and you have a few months, an agent will very likely net you more, and we would rather say that now than after a walkthrough.
Send Us the Property Details
You do not need the repairs priced, the permit paperwork found, or the county worked out first. Those are the parts we sort out.
What Do Midlands Sellers Say?
Sellers across Columbia and the Midlands, in their own words.

“I was able to choose the closing date that fit my schedule and was even able to leave behind items that we didn’t want to move. It was so nice not having to make any repairs because they bought the home ‘as is’.”

Irmo Seller Questions
Does my HOA have to approve the sale?
Generally no. Most South Carolina associations cannot approve or block an ordinary sale, though some declarations contain transfer provisions, so read your own. Under the South Carolina Homeowners Association Act, governing documents must be recorded in the county where the property sits to be enforceable. Expect the closing attorney to request a dues or estoppel letter either way.
Will my property taxes change if I move out?
Yes. A home the owner lives in is assessed at four percent of value and other residential property at six percent, under the assessment ratio the state applies. The four percent rate does not transfer automatically, and there is a six month duty to tell the assessor once you stop qualifying. Ask the county assessor what the bill becomes before you decide whether to keep it.
Do I need to know which county I am in before I call?
No. It is the first thing we establish, and either register of deeds can confirm it from the address in a few minutes. It matters before a contract is prepared, not before a conversation. If you already know, say so, because it saves a step on the title work.
What if the house has been empty for a while?
That is ordinary here rather than a problem. An empty house does deteriorate faster and insurers usually treat it differently from an occupied one, so tell your insurer it is vacant and get the position in writing. It does not affect whether the property can be bought.
How is a local cash buyer different from an iBuyer?
An iBuyer prices from a model and charges a service fee, and the figure can move after an inspection. It also declines properties that do not fit the model, which in Irmo means much of the older and waterfront stock. A local buyer walks the property first and the number carries no fee deduction.
Can you buy if I still owe money on the house?
Usually yes. The mortgage is paid off at closing from the proceeds like any other sale, and the closing attorney handles the payoff. What matters is whether the figure clears what is owed, which is the first thing worth establishing.
Ask What Your Irmo House Is Worth As It Stands
You do not need the county worked out, the dock paperwork found, or a single repair done before you ask. Those are the parts we deal with most weeks.
If listing would put more in your pocket, that is what you will be told. If this is not a property we can take on, you will hear it in the first conversation rather than the third.
